Water Is Spraying Right Now: The First Ten Minutes
Do these while you wait for the plumber
Speed matters more than neatness. A running pipe can drop hundreds of gallons into a finished basement in an hour or so.
- Close the main shutoff valve, usually a lever or round wheel where the water line enters the house near the meter.
- Open the lowest cold faucet in the house to drain what is left in the pipes and relieve pressure.
- Switch off the breaker for any room with water near outlets, but only if you can reach the panel without standing in water.
- Move rugs, boxes and electronics out of the wet area, and put a bucket or towels under active drips.
- Take photos of the damage for your insurance claim before cleanup starts.
If the water is still flowing after the main is closed, the break may be on the street side of the meter. In that case the problem belongs to the town up to the curb stop, and we cover that boundary on our water service line repair page.
The Massachusetts frost line is 48 inches according to 780 CMR Table R301.2(1), the standard that explains why exposed or shallow lines split in a hard freeze.
Never shut off a gas line or touch the electric meter yourself. National Grid handles gas and Danvers Electric handles power, and your plumber will tell you when either is a concern.
How Pipes Fail in Older Danvers Houses
About 69.5 percent of Danvers housing units were built before 1980, and roughly one in four dates to 1939 or earlier. That mix means galvanized steel, old soldered copper and cast iron drains, all of which fatigue differently. A pinhole can open in a rusted elbow with no warning, so a repair is a good moment to price a larger section of repiping.
Massachusetts sets the frost line at 48 inches, and that number matters for buried lines such as the water service from the street. Inside the house, the danger is different: a pipe in an exterior wall, an unheated crawl space or a garage ceiling can freeze at much shallower exposure, swell and split at the weak spot, then leak only when it thaws.
Reading the Break: Signs a Pipe Has Cracked
Water stains that spread
A brown ring on a ceiling that grows after you use water upstairs points to a supply or drain leak above it. Stains that appear overnight are usually a fresh break.
Sudden pressure loss
Faucets that sputter or run weak across the whole house suggest a main break or a large leak on the supply side. One weak fixture is more likely a local issue.
Sound in the walls
Hissing or a steady trickle when every fixture is off means water is escaping under pressure. Banging that begins after a cold snap can mean ice is moving in a line.
A water meter that will not sit still
Shut every fixture off and watch the small dial or flow triangle on the meter. If it keeps turning, water is going somewhere it should not.
Copper, PVC and Cast Iron: What We Repair and How
The fix depends on the material and where the break sits. A licensed plumber chooses the method on site, and a clear price comes before work starts.
| Pipe type | Where it shows up | How it fails | Usual repair |
|---|---|---|---|
| Copper supply | Most homes built after the 1950s | Pinholes, frozen splits, failed solder joints | Cut out the damaged section and sweat in new copper or use a push-fit coupling |
| Galvanized steel | Houses from the early and mid 1900s | Internal rust, leaks at threaded joints | Replace the section, or plan a full line replacement if rust is widespread |
| PEX | Remodels and newer construction | Kinked bends, loose fittings, UV damage | Replace the damaged run or the failed fitting |
| PVC drain | Basement and slab drain lines | Cracks from impact, shifting soil, bad glue joints | Cut out the cracked piece and glue in a coupled section |
| Cast iron drain | Older homes and main stacks | Rust-through, cracked hubs | Replace with PVC using no-hub couplings, or patch if the wall is sound |
Copper splits from freezing usually run along the length of the pipe, a thin slit where the ice pushed outward. We cut back to sound metal on both sides, because a repair clamped over a weakened section tends to fail within a season.
Cracked drain pipes
A cracked PVC or cast iron drain pipe does not spray, it seeps. You notice damp drywall, a sewer smell or a wet patch on a slab. Before opening a floor we confirm the break with a camera when needed, and a clogged line that keeps returning may point to a crack, which our drain cleaning crew can check during a visit.
What Happens After You Call
Stop and secure
The plumber confirms the main is off, drains the affected line and checks that no other pipe is stressed.
Find the full extent
Water travels. We trace the leak back to its origin and look for other weak spots along the same run.
Price before work
You hear the scope and the price before we cut anything. If a permit is needed, a licensed plumber pulls it.
Repair and test
We replace the section, pressurize the line, and check every joint under pressure before closing a wall.

Frozen Pipes: Thawing Safely and Preventing the Split
If a faucet gives you nothing in January and the room is cold, a pipe is probably frozen. Open that faucet, then warm the pipe slowly with a hair dryer or by raising the room temperature. Never use a torch or open flame, which can ignite framing and crack the pipe.
Once a frozen pipe thaws, watch it closely for the next hour. If water drips or stains appear, close the main and call. The 48 inch frost depth fact applies to buried lines, so a street-side water service freeze is a different problem from an attic line freeze and often needs a plumber with digging equipment.
- Keep cabinet doors open on exterior walls during a hard freeze so room air reaches the pipes.
- Let a faucet drip on the coldest nights if that line has frozen before.
- Disconnect garden hoses and shut off outdoor spigots from inside in the fall.
- Insulate pipes in garages, crawl spaces and above basement windows.
What Drives The Price Of A Burst Pipe Repair
No two breaks cost the same, and we do not guess over the phone. A firm figure comes after the plumber sees the pipe and before any cutting starts.
Many homeowner policies cover sudden pipe bursts but not slow leaks or wear. Ask your insurer before the repair, and keep our written scope and your photos.

Burst Pipe Questions We Hear Most
Yes. The line is staffed 24/7, including holidays and overnight freezes. Tell the dispatcher where the water is coming from and whether the main is closed, and we send a licensed plumber the same day when available.
In most houses it sits where the water line enters, often in the basement near the meter, in a utility closet or in a crawl space. Look for a lever handle or a round wheel. Find it now, before you need it, and label it.
Only if it has not split. If the pipe thawed with no leak, it can stay, though it is worth insulating. Once it cracks, the damaged section must be cut out and replaced.
It can be. A cracked drain does not spray like a supply line, but sewage or gray water seeping under a floor is a health and damage issue. Stop using the fixtures on that line and call.
Under Massachusetts rules, no plumbing work may be repaired or replaced until a permit is issued, and permits go only to licensed plumbers. Danvers Inspectional Services at 1 Sylvan Street handles local permits. We pull what the job needs.
No. We repair the pipe and test it. Drying, mold prevention and replacing drywall are separate trades, and your insurer may direct a restoration company.
Close the main inside the house. If water keeps flowing outside or the meter still spins, the break is likely on the service line. The town owns the line up to and including the curb stop, and the owner generally owns the rest.
