Start Here: Is It Your Pipes or the Ground?
Before anyone talks about waterproofing, find out where the water comes from. A leaking supply pipe, a dripping drain or a cracked water heater tank can wet a floor with no groundwater involved. Fixing those is plain plumbing, and it costs far less than a drain system.
According to the 2019 Hazard Mitigation Plan, flooding in Danvers is rated high frequency and serious severity, which is the standard picture to plan a dry basement around.
| Clue | Points to plumbing | Points to groundwater | Who fixes it |
|---|---|---|---|
| Timing | Wet even in dry weather | Wet after rain or snowmelt | Plumber for the first, mixed for the second |
| Location | Near a pipe, tank, laundry or bathroom above | Along the base of a wall or at the floor and wall joint | Plumber or waterproofing contractor |
| Meter test | Meter moves with everything off | Meter stays still | Plumber |
| Water source | Clear and may be warm | Cool, may carry silt | Depends on the cause |
| Smell | Sewage odor suggests a drain break | Musty, earthy smell | Plumber for sewage |
If the meter test points to a leak, our leak detection work finds the exact spot. If the meter is still and the wall is wet after rain, the water is coming from outside.
What a Plumber Can Do for a Wet Basement
- Install or replace a sump pit and pump, with a check valve and a discharge routed outdoors.
- Add a battery backup so the pump keeps running when storms cut power.
- Connect an interior perimeter drain line to a sump pit when a drain system is part of the plan.
- Install a backwater valve on the sewer line where required.
- Reroute a sump or downspout pipe that was connected to the sewer.
- Repair the supply and drain leaks that mimic groundwater.
Our sump pump page covers the pit, pump, float and backup in detail. The rest of this page is about how those pieces fit into a wider dry basement plan.
The Backwater Valve Question in Danvers
The Town of Danvers requires a backwater valve where the basement sewage discharge sits below the rim elevation of the closest public sewer manhole. The valve goes in before the sewer connection leaves the building, and the town page cites 248 CMR 10.00. Its job is to stop sewage from flowing back into your basement when the public sewer surcharges.
This matters because Danvers has a record of heavy flooding, and sewer backflow prevention is a recommended town action. A home with a basement bathroom, laundry or floor drain is a likely candidate. To learn whether yours needs one, compare your lowest drain with the nearest manhole, or ask the town. The valve also needs periodic checking, since debris can hold the flap open.
Interior Drains and Where They Stop
An interior drain system collects water at the footing and sends it to a sump pit. Installing one involves breaking the slab around the basement edge, which is heavy work, and the drain only manages water that has already come in. It does not stop it from entering.
That is why we describe it honestly: the plumber's piece is the drain run, the pit and the pump. Whether a full drain system is the right answer, or whether gutters, grading or an exterior membrane would do more, is a question for the waterproofing or excavation contractor you hire for that part. We can work alongside them.

Work That Belongs to Other Trades
Grading and gutters
Soil that slopes toward the house and downspouts that dump at the foundation are the most common cause of wet basements. A landscaper or gutter contractor fixes them.
Exterior excavation
Digging down to the footing to apply a membrane or exterior drain is a large excavation job. We do not do it.
Wall and crack sealing
Injecting cracks or coating masonry walls is masonry work, not plumbing.
Structural repair
Bowed walls, settling and failed footings need a structural engineer or a builder.
A good plan often combines trades: grading and gutters first, since they cost least, then a sump system for what remains, then deeper work only if the water still comes.
Rules That Shape a Danvers Basement Plan
Sump pumps, roof downspouts, exterior foundation drains and area drains may not connect to the building sewer in Danvers, and the Town prohibits sump pump sewer connections with no grandfathering. Any basement plan has to send water outdoors, not into a floor drain or sewer line, no matter how convenient the old piping looks.
About 69.5 percent of Danvers homes were built before 1980, so many basements have old floor drains, buried drain lines and past owners' DIY pipe connections. We open that up honestly and tell you what we find. Massachusetts also requires a permit before plumbing is installed or altered, and only a licensed plumber can pull it. Danvers Inspectional Services handles local permits.
What Drives The Price Of Basement Water Work
The range is wide because the scope is wide. A pump swap and a perimeter drain are not comparable, so we price after seeing the basement.
Insurance often excludes groundwater seepage and sewer backup unless a rider was added. Check your policy for water backup coverage before the next storm.

Sewer Backup Through the Floor Drain
Water that comes up through a floor drain is sewage, not groundwater. It may be a clogged home sewer line, which sewer line repair addresses, or a surcharged public sewer, where a backwater valve is the protection. In either case, stay out of the water and call us.
Safety Checklist While the Basement Is Wet
- Stay out of standing water if the panel, an outlet or an appliance sits in it, and leave the power alone until it is dry.
- Shut off the main water valve if a pipe is the suspected source.
- Do not run the washer, dishwasher or showers while a floor drain is backing up.
- Move stored items and chemicals off the floor, and keep children and pets upstairs.
- Photograph the water line and the source before cleanup for your own records.
Wet Basement Questions Answered
We do the plumbing part: sump pits and pumps, interior drain lines, backwater valves and leak diagnosis. Exterior excavation, wall sealing, grading and structural repair are other trades.
Turn off all water and check the meter. If it moves, a pipe is leaking. If it stays still and the water appears after rain, it is groundwater.
The Town requires one where basement sewage discharge is below the rim elevation of the closest public sewer manhole. A plumber can compare the elevations or you can ask the town.
No. Danvers prohibits it with no grandfathering, and downspouts and foundation drains may not connect to the building sewer either.
Yes. The 24/7 line is open at night and on weekends, and we dispatch a licensed plumber the same day when available. For active flooding, close the main if a pipe is leaking and stay out of standing water.
No. Exterior excavation and membranes are done by other contractors. We handle the plumbing connected to them, such as the sump and discharge.
It removes water that reaches the pit. If water enters through walls or from poor grading, you may need other work to reduce how much arrives.
